Lessor requires that unit be kept clean and orderly.
Unit is to be maintained in the same
clean, well-maintained
condition
throughout stay
as well as returned in the same condition as received,
or security deposit will be used to bring units back to
“same condition” as received. If not, after 2 hours of cleanup
time, time is billed at $25/hour.
$50 of cleaning deposit to be used towards carpet cleaning at
move-out – non refundable
if deemed necessary by Lessor |

It is agreed that rental is for the sole use of named
lessee as named on lease, and that Lessor will be
notified of any changes. No extra people without
preapproval & add on fee agreed upon |

No
visitor use of laundry, showering, or cooking
facilities. Rent is dropped to a basic rate & extras
are not allowed for friends - visitors. |

No pets are
approved, including reptiles & birds.
If permission is granted for a pet at this unit,
a pet
addendum must be signed with additional
deposit paid & pet references. |

No smoking allowed
inside. Please ask guests to smoke outside & place
cigarette butts in
a can. ($25 pick
up fee to be withheld from security deposit if owner has
to pick up after move-out.) Should a subsequent renter
decline taking a unit due to smoking of a prior renter,
full deposit shall be forfeited & remediation additional
costs be billed |

Garbage
cans to be replaced by Lessor if wind blows them away.
Put at curbside for pick up on ______ & ______
All garbage must be removed from premises each week if not in this
manner, taken to dumpster or $10/week fine. |

Entry door needs to be closed. Lessee is prohibited from
adding locks to, changing, or in any way altering locks
installed on the unit front door. All keys must be
returned to Lessor upon termination of the occupancy. |

Rent a storage unit elsewhere, if you have too many
belongings. There is limited space for bringing more
than the necessities. Only items needed for immediate
use are allowed on premises. Additionally,
no furniture may be rearranged other than
minor items and returned to the way they were at move-in
prior to vacating unit. No furniture may be
removed from premises/rental unit. |

Non-operative vehicles are not permitted on premises,
nor are vehicles which leak oil or transmission fluid.
No mechanical work may be done on-site (Any problems &
lessee agrees to appropriately remedy per EPA standards
& at their cost and expense.) Note: parking space may
be limited at some units. |

No nails, screws, picture hooks or adhesive hangers may
be placed in walls, woodwork, or any part of residence.

As of the date of this agreement, Lessor/owner warrants
that the dwelling’s sewage drains are in good working
order and that they will accept the normal household
waste for which they were designed. They will not
accept such things as paper diapers, sanitary napkins,
tampons, children’s toys, wads of toilet paper, balls of
hair, grease, oil, table scraps, clothing, rags, sand,
dirt, or newspapers. Please do not clog up the garbage
disposal. Lessee agrees to pay for cleaning the drains
of any and all stoppages….clean-out or repair will be at
Lessee’s expense! (50/50 with Lessor if there is a
question as to cause) |

Use a can for cooking grease.
Do not pour grease down
the sink. (Owner
shall be called immediately, as owner may be able to
repair without calling a plumber.) Note: Excessive
cabbage, tomato, celery, onion or carrot peelings being
put down the garbage disposal may have a high
probability of clogging it up |

Lessee shall not attempt any repairs. No alterations to
unit. Call 831-1000 or 835-3135 to report any concerns
for maintenance or repair |

As a precaution in winter allow a small amount of water
to run somewhere in the rental during periods of absence
or extreme cold/winds. (Any freeze up repairs to be
paid by Lessee) |

Only use 60 watt light bulbs. All light bulbs are
working at time of move in. Please replace any burned
out light bulbs at time of move-out. |
| 17 |
Walk throughs may be scheduled periodically with 24 hour
minimum notice - except in emergency or abandonment -
(per State of Alaska laws). Lessee agrees
to notify Lessor for any anticipated absences of 7 days
or longer in winter. (Per Alaska Law) |

Please use commercial laundry facilities for work
clothes needing excessive cleaning.
Mechanic’s work shoes &
coveralls to be changed to home clothes promptly or at
worksite. Otherwise, deposit monies shall be allocated
for extra cleaning.

If smoke detectors
need replacement battery – that shall be the obligation
of Lessee. $30 fine if smoke detector battery is
missing at any time. |

Don't allow
excessive moisture on windows. When you turn heat up
the moisture in the rooms will condense on the windows.
Be sure to use the vents in the bathroom during
showering, Use the fan when cooking &/or use a lid on
pans when boiling foods, etc. If you notice water on
windows, please wipe then down.

Do not spray hazardous
products inside, such as silicone spray or any other
spray products (propellants can be health hazardous). In
particular, do not use products that have an EPA
registration number (Fantastik,
Lysol Tub'n Tile) as it
usually means there is a pesticide component such as
BUTYL which causes
autoimmune issues and cancers. Vapors in eyes is an
exposure.

Lessor reserves the right at any time to make such
changes to the use of premises set forth and referred
to above as deemed necessary for the ongoing safety,
care, cleanliness, and orderly behavior for all rentals
herein. (Not to be a ‘party’ place. Go elsewhere for
